ARTICLE: Hayward In-Depth
Hayward is a California city on the eastern coast of the San Francisco Bay. A busy corridor between Oakland to the north and San Jose to the south, its population of 140,795 is about one-third the size of neighboring Oakland.

Dense and bustling, Hayward is a center of industry and growth. Hayward's cost of living is 79% higher than the national average, making the job and housing markets very competitive--much like the rest of the San Francisco Bay Area. The average per-capita income in Hayward was $34,556 in 2003, 65% higher than the state average of $22,711.

Hayward is home to a California State University campus, as well as many city and community college campuses. Its city government has performed a number of revitalization projects, including remodeled transportation systems and a new library.

Hayward's economic profile mirrors that of larger Oakland, and many residents work in the same major industries:
  • Healthcare
  • County government
  • Trade

Retail and trade are among the Oakland area's largest industries. Around 13% of Oakland's population works in the retail industry, and over 200,000 Oakland and Hayward residents are employed by the Port of Oakland, of the largest ports on the West Coast.
